Paying off a mortgage early is a dream of many homeowners. By making larger payments on your home loan, you can cut years off of your loan term and save thousands of dollars in interest payments that you can use toward savings or investments. But in an economy that has seen decades of wage stagnation and increasing costs of living, it can often seem like an unattainable goal.

With some planning and initiative, however, there are ways to pay off your home loan before your term limit.

In today’s post, we’re going to talk about three of the ways you can start paying off your mortgage early to avoid high interest payments and save yourself money along the way.

1. Refinance your mortgage

If you’re considering making larger payments on your mortgage, it might make sense to look at refinancing options. Most Americans take out 30-year, fixed-rate mortgages.

If you can afford to significantly increase your mortgage payments each month, you could refinance to a 15-year mortgage. This will save you on the number of interest payments you’ll have to make over the years. But, it will also help you secure a lower interest rate since shorter term mortgages typically come with lower interest rates.

This option isn’t for everyone. First, refinancing comes with fees you’ll have to pay for upfront. You’ll have to apply for refinancing, get an appraisal of your home, and wait for the decision to be made.

But, you’ll also have to ensure that you can keep up with your higher monthly payments. If your income is variable or undependable, it might not be the safest option to refinance to a shorter term mortgage.

2. Make extra payments

An option that entails less risk than refinancing is to simply increase your monthly payments. If you recently got a raise or are just reallocating funds to try and tackle your mortgage, this is an excellent option.

Depending on your mortgage lender, you may be able to simple increase your auto-pay amounts each month, streamlining the process. Otherwise, it’s possible to set up bill-pay with most banks to automatically transfer funds to your lender.

3. Bi-weekly payments or one extra payment per year

Making bi-weekly instead of monthly payments is an option that many homeowners use to pay off their mortgages early. Bi-weekly payments work by paying half of your monthly payment once every two weeks.

The vast majority of homeowners make 12 monthly payments per year. But by switching to 26 bi-weekly payments, you can effectively make 13 full monthly payments in a year without seeing too much of a difference in your daily budget.

This doesn’t seem like much savings in the short term, but let’s take a look at how much you could save over the term of a 30-year mortgage.

On a 30-year fixed mortgage of $200,000 with a 4.03 annual interest rate, you would make a monthly payment of $958.00 and a bi-weekly payment of $479.

Over 30 years of an extra monthly payment, you could save nearly $20,000 on the total interest amount and pay off your mortgage almost 5 years early.

It is great to have a room renovation every once in a while but painting and changing the look of a room can be costly and time consuming. Here are three quick and simple ways to change the look of your room without busting the budget.

  1. Window Treatments are one of the quickest, simplest and most affordable ways to change the whole look and feel of a room. If you prefer to take the focus away from the windows, choose neutral colors, and a simple style. If you would like to create a dramatic look and emphasize the view, choose more color or a bolder style in the window treatments. A layered look with sheers or a top treatment will also do the trick.
  2. Lighting can definitely add color. A simple solution would be to add colored bulbs to some of your light fixtures. Incandescent lighting can also add more warmth, and accent lighting can highlight an area of the room. Transform a room’s mood with dimmers, uplights, and sheer textile lampshades. Wall sconces, floor lamps and even candles can also change the look of a room.
  3. Artwork can change the look without busting the budget. Artwork can be from a local gallery, children’s drawings or just what you already have hanging around the house. Choose pieces that showcase intense colors but also work well with the existing pieces in your room. Try moving your current artwork around. Photos, vases, and other collectibles can give new life to a room. Group them in sets of three or five for an instant eye-catching display.
The possibilities are endless. You can infuse a lot of color into any room without once having to pry open a paint can or spend a fortune. Have fun!

Groceries can be one of the biggest monthly expenses in a family's budget. It seems the prices just keep going up and up but there are ways to slim down your weekly grocery bill. Here are some strategies to help you save at the grocery store. Make a list: If you want to avoid impulse make a list and stick to it. If you don't have a list you will buy items that you simply do not need. You may also forget to purchase the items you need causing unnecessary trips back to the store. Look for expiration dates:  Avoid buying items that will go bad quickly. Pay attention to expiration dates especially on things like milk, meat, eggs, and yogurt. Look for meat markdowns: Butchers mark down their meat either early in the morning or in the evening saving you 30 to 60 percent. If you ask most butchers will tell you when they mark down their meat. Buy in bulk: When you find things like cereals, tinned goods, rice, beans, pasta, coke, toothpaste, body wash, shampoo, toilet paper etc. on sale buy in bulk. You might also want to shop at warehouse stores for these items. Buy generic: Generic store brands can save you money. Most generics are just like or very close to the name brand product without the hefty price tag.

What will boost your home's value? You want to add a sunroom but will that bring in the biggest bang for your buck? How about a new bathroom? It's a common question that many homeowners ask. What will we get back when we sell? This can be a hard question to answer but luckily Bankrate.com and Remodeling Magazine has come up with a list of the worst home fixes for the money. Here are the six improvements that ranked dead last nationally when it comes to getting those renovation dollars back at resale. 1. A Home Office-The standard home office renovation is this year's biggest loser in the resale value sweepstakes. Nationally, homeowners spent an average of $28,888 and can expect to recoup about 45.8 percent at resale, according to the report. If you want to enjoy a home office opt for something that is easily converted back into a bedroom or den. 2. Backup Generators-This only usually brings about negative thoughts like does this home loose power often? On average, when homeowners have a heavy-duty backup power generator installed, they spend about $14,718, according to the report. The average amount of the price recovered at resale time: 48.5 percent. 3. A Sunroom-While the thought is sitting and enjoying a sunroom may sound lovely to you but the addition of a sunroom is often more than you can recoup. The national average for a sunroom addition is $75,224, according to the report. Homeowners can expect to recoup about 48.6 percent when they sell. 4. A Master Suite-It is the price tag of this addition that can also leave sellers in the red. For a super-deluxe master suite addition -- which adds square footage and uses only top-dollar materials -- the average cost is about $232,062, according to the report. Sellers can expect to recover about 52.7 percent at resale. 5. An Extra Bathroom-Wait kitchens and bathrooms sells houses or that’s what people say. Bathroom additions are very expensive. For a moderately outfitted addition with synthetic stone or plastic laminate surfaces, plan on the cost about $21,695, according to the Remodeling report. Go upscale, with finishes like premium marble or fine tile, and you can easily spend in the neighborhood of $40,710. You can plan on a return of about 53 cents on the dollar. Look for less-expensive way to get the same results. Try reconfiguring your existing space to add a bathroom for less. 6. A Dream Garage-The price tag for a top-of-the-line detached two-car with all the trimmings is about $90,053, according to the report. This is a garage that is completely top-of-the-line. You can expect to recover about 53.6 percent of that when you sell. Instead go for function over form and stick the basic garage if you plan on a garage project.
